Ghosts of the Miles

PREMIERES OCT 23 & 24, 2026

An immersive theatrical haunt at the historic Miles Memorial Playhouse in Santa Monica, CA.

The show is produced by Panda Roja Design, led by Senior Producer Sarah Mann of Madmann's Playground, written and directed by Katie Rediger.

ABOUT THE SHOW

The Ghosts of the Miles is a site-specific immersive theatrical experience that takes audiences on a guided tour through sections of the historic Miles Memorial Playhouse.

What begins as a seemingly ordinary historical tour slowly begins to unravel as strange sounds echo through the building, performers appear where they shouldn’t be, doors refuse to remain closed, and the Playhouse itself seems determined to keep the show going perpetually.

Blending immersive theater, historical fiction, psychological horror, and traditional haunt elements, The Ghosts of the Miles transforms the entire building into a living part of the story. Performers interact directly with the audience and move throughout stairwells, corridors, windows, gardens, and hidden spaces as the experience unfolds for the audience.

CHARACTERS

THE GUIDE
Stage age 30–55
Charming, polished, knowledgeable, and initially completely in control. The Guide leads the audience through the Playhouse corridors and serves as the anchor of the experience. As the tour progresses, however, he begins forgetting his material, repeating himself, responding involuntarily to unseen commands, and gradually losing control of both the tour and himself.

Strong acting and improvisational skills required. Must be comfortable directly engaging and managing groups of audience members.

THE WOMAN
Stage age 25–45
A die hard theater enthusiast, specifically loyal to the Miles. Initially appears to be an ordinary guest among the audience. Curious, playful, and just slightly too familiar with the building, she continually challenges the Guide’s explanations and seems to notice things before anyone else does. As the evening progresses, it becomes increasingly apparent that she knows far more about the inner workings of Playhouse than anyone could have guessed.

Requires strong character work, audience interaction,  strong improvisation, and the ability to shift dramatically in presence and authority.

THE GROUNDSKEEPER
Stage age 40–70
Gruff, practical, watchful, and deeply protective of the building and its guests. He knows the Playhouse better than anyone and spends much of the tour checking doors, counting guests, enforcing boundaries, and attempting to keep everyone moving. What initially reads as irritation gradually reveals itself as something much closer to fear.

Physical role requiring strong improvisation, audience management, urgency, and the ability to command a space.

ENSEMBLE 1 and ENSEMBLE 2

Stage age 20-40
The mysterious inhabitants of the Playhouse. They appear and disappear throughout windows, hallways, staircases, backstage entrances, and restricted areas, gradually becoming more present as the building comes alive.

These are highly physical roles involving repeated movement patterns, environmental performance, character work, and precise timing. Ensemble performers must be comfortable performing extremely close to audiences while maintaining strong spatial and safety awareness.

ENSEMBLE 3 / BUILDING VOICE
Stage age 30-60
In addition to Ensemble responsibilities, E3 provides the voice of the Playhouse itself through both prerecorded dialogue and hidden live vocals throughout the experience.

Strong vocal presence and excellent timing required. Voice recording involved.

*Age range, gender, and ethnicity are flexible. Character presence, physicality, and

performance style will take precedence.
